Overview

With more people than housing units in the State of California, the State passed laws to ease this housing crunch by making it easier for homeowners to convert their garages into living spaces or build a second home in their backyards.  They did this by easing parking requirements, setback requirements, and utility connection fees.

What is a Granny Flat?

It’s just what it sounds like…a crash pad for granny!

Seriously, it’s a second home in your backyard that has its own kitchen, bathroom, living space and its own entrance.

They are officially know as Accessory Dwelling Units or ADUs.  

You may have heard the terms “nanny flats”, “casitas” or “guest houses”.  

Why are granny flats gaining popularity?

They are gaining popularity because:

  1. Housing Crunch – Simple math…too many people, not enough housing.
  2. Homeowners are seeking ways to earn extra income from the property they already own. Basically they want to earn passive income.
  3. Taking care of extended family – It makes sense to keep them close, but not too close

  2. Generate rental income
  3. Provide a place for your elderly parents or other relatives to live; yet maintain their independence

What kinds of Granny Flats are there?

There are four kinds of granny flats:

  1. Detached: A separate building in your backyard
  2. Attached: Unit attached to your home or garage
  3. Interior Conversion: Space within your home converted into an independent apartment
  4. Garage Conversion: Garage (or other existing secondary structure) converted into an independent apartment
